Why is this important?
1. Real estate agents are not regulated in Spain and have no liability if they misrepresent a property to you.
2. Surveyors don’t exist as a profession, and architects are more experienced with designing buildings than repairing defects. Some defects even occur under the watch of architects during construction.
3. After purchasing a property, it is possible to make a claim for any hidden faults (vicios ocultos), but the legal process is slow, costly, and extremely unlikely to compensate for any loss fully if at all (I have worked as an expert witness on a €3m claim). You really need to avoid getting into trouble wherever possible.
