Why is PROJECT MANAGEMENT important?

Because the cheapest way to build anything is ONCE !

  • Construction quality is very poorly regulated in Spain. There is a lack of training and certification of tradesmen that frequently results in very low standards. 
  • For an architect, a renovation project may be small and quick to design but the execution is frequently complex and requires a disproportionate amount of time to manage well when compared to a building new apartment block for instance. 
  • Architects are generally just trained to construct new buildings using modern techniques and materials. The older the building, the greater the divergence from these methods. 
  • The architect does not contract the construction company directly and relies on their cooperation to execute the project. As such, they are not well positioned to condemn poor workmanship or fire incompetent workers

Precise project = precise outcome

Common reasons why things go wrong:-

  1. Not enough detail; if you don’t clearly define what you want at the outset, you are open to getting the cheapest and most minimal solution possible. Specify materials and installations. Define straight /flat /smooth/ plumb / level…in Spanish
  2. Poor quality of existing work causing problems for the trades that follow; set a high standard and maintain it. It is very demoralising to have to install work when everything around you is built badly and usually leads to a compromised result.
  3. Client modifying the plans once work has started; it may look like a small change to you but it can cause a lot of complications and chaos for the tradesmen. If someone has taken pride in executing something well, having to pull it apart and modify it may be irritating and compromise the end result. I will check the project details to ensure that the specification is as complete and clear as possible at the outset.
  4.  A clearly defined project is easier to price accurately and simple to sign off on completion. 

What I offer

  • I have lived in Spain for 20 years and am accustomed to communicating with architects and tradesmen in Spanish. 
  • My extensive knowledge and experience of most construction processes (including being a certified Passive House installer) allows me to specify and agree acceptable quality standards with tradesmen prior to them being contracted.
  • I have decades of practical experience in construction and can do most trades to a high standard. I collaborate with tradesmen, showing them how to correct anything that I don’t consider acceptable;  by leading this way I bring out the best in contractors and minimise disputes. 
  • My understanding of the sequence of construction processes enables me to separate the project into payment stages. This allows me to retain quality control as if, despite all efforts, a contractor or sub-contractor is incapable of delivering acceptable work, it provides a transparent and legally robust way to terminate their involvement. 
  • I am passionate about design, enjoy having input as part of a design team and can model installations in 3D CAD for computerised fabrication where relevant.
